"SHOWCASE LISTINGS" (REALTOR.COM)

This is the site that  all major search engines use to get information about your home and very few Realtors know how or spend  the money needed to maximize this critical component that exposes your home to the largest amount of possible viewers.  We have the "BEST"  package available with Realtor.com. It not only shows the most pictures but engages the customer with enhanced editing that creates "picture painting" descriptions with all the "emotional triggers" that sets your home apart from the competition.  The maximum is our minimum.  Our Realtor.com "Seller's Enhancement" package is composed to put you ahead of all the rest. Very few agents (less than 15%) even pay for  Realtor.com and the majority that do have the cheapest package with minimal exposure often with one picture and with lifeless descriptions that are simply "pulled" from the local MLS with little skill or expense from the agent.  While "all information is good" plain and generic information reads like a classified ad. There's just to few words and little to no emotional appeal that creates the desire to look any further. 

·          TALKING TOUR SYSTEMS

        When a buyer is motivated enough to call about a home they drive by shouldn't they have the information they're inquiring about at the peak of their interest?  All my clients have that information on a toll free number unique to their home and not coupled together with a lot of other listings. It's a complete detailed description to entice them to want to see inside.  They know what the outside curb appeal looks like already and where it's located so 2 huge requirements buyers have in looking fora home have already been been met.  If they need even more information my cell phone number is on the sign and not an office phone number that is usually met with frustration when they call and the receptionist answers. They can't give you information about the listing unless they're licensed so you're reduced to leaving a voicemail hoping to hear back from the agent soon.  My company phone number and my cell phone number comes right to my cell and it's on my hip except when I'm sleeping.  We're in a "want it now" age and you get me now, when the motivation is at its peak.   It's all about setting your home apart with advantages above the others on the market and locking in on a potential buyer.  The more information a buyer has about your home at his immediate disposal the higher the rate of sale.

       We will assign your own URL or website domain to your home for 24/7 visual tours and information of your home. 

·          HOME FLYERS

       One click of the mouse and any possible home buyer can print out a complete detailed information flyer with multiple pictures. 

·          EXPOSURE ON ALL MAJOR INTERNET SITES

        MSN, Google, Yahoo plus hundreds of other seach engines will showcase your home with an "Enhanced Listing" exposure setting your home apart. It will also be n the company website, both of my websites and hundreds of others.  We have many other domains that feed into those website as well. 

·          25 JUMBO PHOTOS ON EVERY HOME

         It's proven that pictures sell. You deserve to have more than 1 picture advertising your home.  I'll do 25. 

·          ATLAS MAP SEARCH

         Everybody wants to know where a prospective home is located.  I have a pinpoint map locater with enhanced features that helps buyers and sellers.

·          SCHOOL INFORMATION

        One of the most important search criteria is schools.  We have some of the best in the country.  All that information is there for your possible buyer's. 

·          MORTGAGE CALCULATORS

       At the bottom of the page is a auto-populated calculator that helps people understand the affordable monthly payment with many variable options.

MLS LISTINGS  (Multiple Listing Service-The inside industry tool agents use to  research and find homes and sell or advertise their listings)

        Most people working with an agent will give their agent a description of what they're looking for in a home. They'll use that information     to pull a number of homes that fit their criteria.   Way too many agents don't maximize and use very minimal information on the most basic industry tool listing their clients homes on the MLS because it's easy.  Some even have the MLS take a picture of the front of the home and that's all you'll see.  Clients don't know that because that's a site that only licensed agents use.   It may seem basic but far too many agents do a poor job.  I use detailed and enhanced descriptions with as many pictures as the system allows.  It sells homes so our standard is the maximum. 

 

        That's the minimum of our services. We have a number of other techniques and plans not included above including a "Call Capture" toll free number that not only gives immediate information for people driving by your home,  It immediately notifies me on my cell so I can follow up to make sure we capitalize on their interest.

      We work together to develop a criteria and profile of the kind of real estate you're looking for. You control what we look at, when we look at it and when you want to move.  I'll coordinate the rest. 

      My website gives you the capability to look 24/7 and you can save your searches for future reference plus notify me if you find something you want more information or even if you want to schedule a showing. You can do it in the middle of the night or the middle of the day at your convenience and comfort of your home, office or anywhere you have website access or you can just call me. I'll do it all.

      You can be notified directly by the MLS anytime something meeting your criteria comes on the market the same time I or any agent finds out. It's up to the minute listings.  Many times the best deals have only a couple days on the market before they go under contract and sometimes less than that.  You need to have up-to-the-minute exposure to those good deals.  My systems provide that.

      We have an on-site lender from Bank of America who is very competitive and can qualify you with no risk or obligation.  Recent market mergers have resulted in Bank America  being the premier lending institutions with more leverage than any lender.  They're now one the largest and most competitive of all lenders and our in-house relationship will assure you a seamless process that can be daunting and intimidating to someone trying to find the best loan variables available without knowing the system.  We even have Continental Title Company in house to compliment our "One Stop Shopping" for all your Real Estate needs.
